Necessity-based retail sectors, such as grocery-anchored centers, have shown particular strength, benefiting from consistent consumer demand and limited new supply. As of October 2024, the U.S. retail vacancy rate stood at a historic low of 3.9%, underscoring the sector’s robust performance.

Nuveen Real Estate, a prominent global investment firm, has been actively involved in the acquisition, development, and management of retail and mixed-use spaces since 1985. Their portfolio includes a diverse range of assets across the United States and other regions. In January 2025, Nuveen Real Estate expanded its U.S. retail holdings by acquiring Short Pump Station, a 91,369-square-foot shopping center in the suburbs of Richmond, Virginia. Anchored by Trader Joe’s and featuring tenants like Ulta and Petco, this acquisition aligns with Nuveen’s strategy of investing in high-quality, necessity-based retail properties.
